How much does a villa renovation cost in Dubai?
Renovation costs in Dubai vary depending on scope and material selections, but here are some ballpark averages:
Bathrooms → A standard 4–5 m² bathroom typically costs AED 15,000 to AED 30,000 for our works. Larger or high-end bathrooms can range from AED 50,000 to AED 100,000, depending on the finishes and sanitaryware.
Kitchens → Our scope of work for removals, tiling, ceilings, and MEP typically ranges from AED 30,000 to AED 50,000. Cabinetry and appliances are always chosen and purchased directly by the client from their preferred kitchen supplier. This gives you full freedom to select the style, brand, and budget that suits you best, while we ensure the installation and supporting works are carried out to the highest standard. To give an idea of ranges: IKEA kitchens start around AED 45,000, Pine Tree Lane and Kaiser typically range from AED 65,000 to AED 125,000, while premium German brands like Häcker start at AED 150,000 and can exceed AED 500,000.

How do payments work for a villa renovation in Dubai?
We follow a staged payment schedule that links each instalment to clear milestones. This ensures you only pay as work progresses:
Stage 1 (10%) – Booking deposit upon signing of the agreement
Stage 2 (25%) – At the commencement of on-site works
Stage 3 (35%) – On completion of 30% of the works
Stage 4 (20%) – On completion of 65% of the works
Stage 5 (5%) – On completion of 100% of the works (excluding snagging)
Stage 6 (5%) – On completion of snagging
This structure gives you peace of mind that payments are tied to progress, while allowing us to secure materials and keep your project on schedule.
How long does a villa renovation take in Dubai?
Timelines depend on the size and scope of the project. As a guide:
Bathrooms typically take 3–6 weeks each.
Kitchens take 6–10 weeks (often dependent on supplier lead times).
Full villa renovations can run from 8–20+ weeks.
Factors like design changes, approvals, and material lead times can extend schedules. During consultation, we provide a tailored program with milestones.
Can I live in my villa during the renovation?
For smaller projects or phased works, yes — we can isolate areas of the villa so you can remain in part of the home. For full villa renovations or structural works, we recommend temporary accommodation for safety and comfort. We’ll advise the best option during planning.
Do villa renovations in Dubai require approvals?
Yes. All villa renovations require a developer NOC (for example, from Emaar, Dubai Properties, or Damac) — even works such as painting, tiling, or bathroom/kitchen refurbishments. For more extensive modifications (e.g., removing structural walls, changing window sizes, or building extensions), additional authority approvals may also be required from Dubai Municipality, DDA, or Trakhees, as well as DEWA or Civil Defence in certain cases.

What happens if my project is delayed?
Delays are rare, but if they occur (e.g. extended approval times, supplier delays, or client-requested changes), we update your schedule immediately. Our contracts clearly define how delays are managed, so you remain informed and protected.
What’s the first step to start a renovation project?
Book a free consultation. We’ll inspect your villa, discuss your goals, and prepare an itemised quotation with clear inclusions. Once approved, we handle design, approvals, scheduling, and site mobilisation.
Do you provide 3D designs and material selection support?
Yes. Our in-house designer can help with layout changes and material selections, and we offer 3D renderings to visualise your new space before work begins. This is especially valuable for bathrooms and interiors, where layout decisions and finishes have the biggest impact. Clients still make the final choices, but our design input ensures everything works together seamlessly.
Can you work with my chosen suppliers?
Yes. Many clients bring their own suppliers for kitchens, sanitaryware, or solid wood flooring. We coordinate with them directly, prepare the villa for installation, and ensure integration with your renovation program.
Do you manage subcontractors or do I need to?
We have our own skilled team and only subcontract specialist works such as glass, AC, or structural. If you appoint your own suppliers, we coordinate with them, but we are not responsible for their performance or scheduling.
What warranties do you offer on your work?
All workmanship is covered by a 12-month warranty. Fixtures and fittings carry their own manufacturer warranties. Natural variations (e.g. stone), normal wear, misuse, or damage are excluded. Full warranty terms are detailed in your contract.
Do you handle snagging and final handover?
Yes. We carry out snagging, complete final checks, and provide all completion documents required by your developer. Warranty registration and final handover are part of our process.
