Arabian Ranches Villa Renovation — Mirador La Collección

From dark entrances to cramped bathrooms, here’s how we reimagined key spaces to create a brighter, more functional villa
Originally boxed in with dark walls and a tiny breakfast counter, the kitchen felt disconnected from the rest of the living spaces. Our team removed all partition walls to create a fully open-plan kitchen, dining, and living area.
The owners chose a bespoke Häcker kitchen with integrated Miele appliances, complemented by Italian flooring. To finish, we added a full-height wall unit with display shelving and storage, creating both a design feature and a practical solution.

The staircase was finished with dark terracotta tiles and dated wrought-iron balustrades, making the entrance feel heavy and old-fashioned.
We stripped everything back and rebuilt with sleek black stone treads and minimalist black balustrades for a crisp, contemporary look. The change immediately modernised the home’s first impression.

Emaar’s original patio doors felt small and chunky, limiting light and flow to the garden.
We replaced them with modern bi-folding doors in slim white frames, opening up the entire wall to the garden and pool. This simple change transformed the formal living room into the perfect space for entertaining, offering uninterrupted views and seamless indoor–outdoor living.

The original master wardrobes were shallow, dark, and inefficient, forcing awkward circulation into the bathroom.
We removed them completely and designed a custom wardrobe system, combining lighter finishes, improved organisation, and a new walk-in layout created by enclosing a wasted landing area. This not only improved the function but also gave the bedroom a boutique hotel feel.

Despite the scale of the villa, the master bathroom was cramped and oddly shaped, while the adjacent wardrobes wasted space.
We re-planned the suite entirely: enclosing the oversized landing to create a generous walk-in wardrobe, and incorporating the original wardrobe area into the bathroom to create one expansive and regular-shaped layout. The new design features a freestanding bath, a double vanity, a dressing table, a walk-in shower, and custom glasswork. Tiles and sanitaryware were sourced from Bagno Design, bringing European quality and timeless finishes.

The original powder room was plain and unremarkable, despite being a space visible to all guests.
We gave it personality with bold patterned tiles, a stone pedestal basin, and designer lighting, turning it into a true feature of the home.

As first-time renovators, the Hassans admitted they had no clear vision of what they wanted — only that they disliked the dated interiors. With demanding careers, time was limited, so they relied heavily on our expertise. By guiding them through layouts, suppliers, and finishes, we delivered a villa that far exceeded expectations: an open-plan kitchen for family life, modern interiors for entertaining, and a master suite transformed into a retreat.
Our renovation projects have been recognised by Sotheby’s Realty, Betterhomes, Dubai Design Week, and InsideOut — reflecting our reputation for trusted results, with one villa winning Home of the Year 2018.
